Booking Terms & Conditions

1. Booking and payment
Your booking is confirmed once we have accepted it and you have paid the deposit. A deposit of 25% of the total cost is due at the time of booking.
The balance is due 12 weeks before your arrival date. Bookings made within 12 weeks of arrival are payable in full at the time of booking.
If the balance is not paid by the due date, we may treat the booking as cancelled by you, and the cancellation terms in section 2 will apply. Payments are taken through our booking system, Anytime Booking.
2. Cancellation by you
If you need to cancel, tell us as soon as you can in writing, by email to hello@carnehaven.co.uk. The date we receive your email is the date the booking is cancelled.
The 25% deposit is not refundable in any circumstances.
If you cancel within 12 weeks of arrival, the full cost of the stay remains payable. If you have not yet paid the balance at that point, it is still due.
If we are able to re-let your dates, we will refund whatever we recover from the new booking, up to the amount you have paid, less the 25% deposit. We will always try to re-let, but we cannot promise to.
We strongly recommend taking out travel insurance that covers cancellation. It is the only thing that protects you if you have to call off a holiday at short notice.
3. Cancellation by us
In the unlikely event we have to cancel your stay, we will refund everything you have paid, whatever the reason.
We would only cancel where we have no real choice. That would mean something like storm or flood damage, a burst pipe, loss of power, water or heating, or another event outside our control that leaves the house unfit or unsafe to stay in.
Our liability is limited to refunding what you have paid us. We cannot cover other costs you may have, such as travel or activities booked separately, which is another good reason to take out travel insurance.
4. Arrival and departure
Check-in is from 4pm and check-out is by 10am. We are not able to offer early check-in or late check-out. Please leave the house clean and tidy.
5. What is included
Bed linen, towels and the end of stay clean are all included in the price. There is no separate cleaning fee and no booking fee.
The only additional charges are the dog charge in section 7 and the sauna. The sauna comes with the house at no extra cost from October to the end of March. From April to the end of September it is £150 for the week, added at the time of booking.
6. Occupancy
The house sleeps a maximum of 6 people. Numbers must not exceed this without our written agreement, and that includes anyone staying overnight who is not on the booking.
If more than 6 people, or more than 2 dogs, arrive without our agreement, we may refuse entry or end the stay, and no refund will be due.
The person booking must be 18 or over, must be staying at the house, and is responsible for everyone in the party.
We do not accept bookings for stag or hen parties. If a booking turns out to be one, we may refuse entry or end the stay, and no refund will be due.
7. Dogs
Up to 2 dogs are welcome, at £20 per dog per stay, payable with your booking. Please tell us at the time of booking how many dogs are coming. Keep dogs off the beds and furniture, clean up after them in the house, the garden and on the coast path, and never leave them alone in the house. You are responsible for any damage or additional cleaning caused by your dogs.
8. Smoking and vaping
Carne Haven is a no smoking property. Smoking and vaping are not allowed anywhere on it, indoors or out. That includes the house, the summer house, the sauna, the garden and the decking.
The garden is dry and wooded through the summer and the summer house is timber, so this is a fire precaution as much as anything.
If we have to clean smoke or vape residue from the house, we will invoice you for it under section 10.
9. Sauna and summer house
The sauna is for adults only. Nobody under 18 may use it, and children must not be left in the summer house unsupervised.
The sauna and summer house are used entirely at your own risk. Please follow the guidance provided on site. Do not use the sauna alone, under the influence of alcohol, or if you are pregnant or have a heart condition, high or low blood pressure, or any other condition affected by heat. If you are unsure, speak to your doctor before using it. Keep the door clear, do not put anything on the heater, and leave the sauna if you feel unwell.
10. Damage and breakages
We do not take a security deposit. We would rather trust you with the house.
Please treat it and its contents with care. Small breakages happen on holiday and we would always rather you told us than hid the evidence. You are responsible for the cost of any damage or breakage caused during your stay, and for any cleaning needed beyond a normal changeover, and we will invoice you for it afterwards.
11. Parking
Parking at Gillan Cove is for residents and their guests only. Details of where to park will be provided with your booking. Please respect the cove and its neighbours.
12. Access to the house
We, or someone working for us, may need to come to the house during your stay for an urgent repair, a maintenance problem or to look after the garden. We will give you as much notice as we reasonably can, come at a sensible time, and keep it as short as possible.
In a genuine emergency, such as a leak, a fire, or an electrical or oil fault, we may need to enter without notice.
13. Liability
We accept no liability for personal injury, loss or damage to you or your party or belongings except where caused by our negligence. Nothing in these terms limits liability where it cannot lawfully be limited.
14. Complaints
If something is not right, please tell us during your stay so we can put it right.
15. Governing law
These terms are governed by the law of England and Wales.
